Geologic and Archaeologic Property Inspections

Buying or selling property in Hawaii can be a risky process due to local laws regulating development in archaeologically sensitive areas, near shorelines, in certain "Lava Hazard Zones", and within flood zones. Properties in Hawaii can contain historic or pre-Contact Hawaiian sites (rock walls, platforms, human burials, etc.) that could require protection, restricting development or modification to the parcel. Geologic features of a property (lava tubes, rapid erosion or collapse, unstable bedrock, etc.) can also hinder development. Our professional background in archaeology and geology, specific to the islands, gives us an edge over other inspection agencies. Buy and sell land in Hawaii with confidence!

Disclosure Reporting for Real Estate Transactions

In today's Real Estate marketplace, it is extremely important to provide potential buyers with full disclosure of issues that may be associated with your property. Island Inspections Group can create a report that clearly presents any geologic or archeologic issues that may be present on your property. You may also desire the use of our services to generate an "all clear" report of your property to assure potential buyers that the land has been inspected for archaeologic and geologic issues and none were found. This is particularly useful in areas with a history of previously documented archaeological sites or oceanfront properties with the potential for shoreline encroachment.

Example Needs for Our Services

• Do you own or represent an oceanfront property that is experiencing rapid erosion or shoreline encroachment and would like an inspection and assessment?

• Are you concerned that lava tubes may be present on a property or need a lava tube mapped to determine the physical extent of the tube?

• Do you need to determine if a property is located within a flood zone or “Lava Hazard Zone” prior to purchase or development?

• Do you want to perform a field inspection of an undeveloped (vacant) property to determine if any geologic or archaeologic issues are present prior to purchasing or developing?

• Have you discovered structures (walls, platforms, mounds, foundations, etc.) on a property that are older than 50 years and are concerned that they may affect development or sale?

 • Do you think that a property that you own or represent may contain human burials and would like a confidential inspection?

• Are you selling or representing a property with known issues like lava tubes or human burials and want to provide potential buyers with a full disclosure report of the issues?

• Do you want to create an “all clear” report of a property that you are selling or representing assuring potential buyers that the parcel has been professionally inspected and is void of any geologic and/or archaeologic issues?

• Did you receive a State Historic Properties Division flag (request for field inspection, archaeological inventory survey, monitoring plan, etc.) on your property that inhibits development until the issue is addressed?
